How to Buy a Plot in Mohali: Sizes, Blocks & Process

Plot sizes in Mohali are usually quoted in marla, gaj (square yards), or kanal, often on the same listing, which is where a lot of confusion starts. Here’s how to read a plot listing properly, and what to check before you commit.
Marla, gaj and kanal: how they relate
In GMADA’s own plot tables for schemes like AeroCity, the conversion used is:

This works out to roughly 1 marla ≈ 25 sq. yards ≈ 225 sq. ft, which is the common urban planning conversion used across Punjab. Revenue-record (“registry”) marla, used in older land documents, is sometimes measured differently (closer to 30.25 sq. yards). If a size on paper looks off from what you’re expecting, ask which convention the document is using rather than assuming. It’s a common source of disputes at resale.
GMADA plot categories
GMADA schemes generally split plots into three categories, each with different permitted use:
- Residential: the bulk of plots in schemes like AeroCity and IT City, ranging from around 4 marla up to a kanal or more.
- Commercial: SCOs, booth and bay-shop plots, usually sold and priced separately from residential blocks within the same scheme.
- Industrial: set aside in specific sectors (IT City reserves roughly a quarter of its land for industrial use), for light manufacturing and allied use.
Buying an already-allotted plot: what to verify
Most plots change hands as resale of an existing GMADA allotment rather than a fresh allotment from the authority. Before agreeing a price, verify:
- The original allotment letter. Matches the seller’s name, or has a clean chain of transfers to them.
- No-dues certificate. Confirms all GMADA dues on the plot are cleared.
- Possession status. Whether the plot has been physically handed over, and whether development (roads, sewerage) has actually reached that block.
- Transfer permission. GMADA plots typically need a transfer/mutation processed through the authority, not just a private sale deed.
Registration and costs
Once terms are agreed, the transaction is registered at the sub-registrar’s office, with stamp duty and registration fee paid on the higher of the sale value or the government circle rate for that sector. (Current stamp duty percentages aren’t included here since they’re revised periodically; confirm the live rate before budgeting a purchase.)
